porterhouse currently works with all Bay Area local jurisdictions. Outside of the Bay Area, we work up North to Calistoga, far East to Pleasanton and South to Monterey. anywhere outside those greater areas, please contact us as we are licensed to design through out the entire state of California

Will my property tax go up
No one likes paying property taxes, so quick explanation is that it will go up however only based on the ADU itself.
in other words the ADU does not trigger a property tax reassessment of the existing main home. Instead, the county tax assessor will do a blended assessment of your property. The assessor takes the cost of building the ADU multiplies it by the local county property tax rate and added that to your existing property tax.

How much does an ADU add to my home value
in the Bay Area, an ADU will add roughly $600 to $800 per square foot to you property value. so a typical 600 square foot ADU (P-600) will be worth $360,000 to $480,000 and you will probably be able to rent it for $1,800 to $2,300 a month

What else can I do with an ADU
there are many things you can do with an ADU other than renting it out.
you can use it as a home office, a home gym, allowing extended family to live in it while maintaining privacy. allowing seniors to age in place as they require more care. That adult child who won’t move out.

What is a JADU
A JADU is a Junior Accessory Dwelling Unit. a JADU is created within the existing single family residence and are no more than 500 square feet. A JADU reduces construction cost since you are not building a new structure. A JADU can share the house central systems and may share a bathroom. the JADU still has its own kitchenette. Since it is completely enclosed in the house, It does not put additional stress on the house’s utility system.
